AI in PorchQ

PorchQ includes powerful AI capabilities to help you manage your community more efficiently. From answering questions about your governing documents to drafting policy updates from meeting notes, the AI Assistant is designed to save you time and keep your community running smoothly.

What AI Can Do​

Document Q&A​

Ask questions about your CC&Rs, bylaws, rules, and policies in plain English. The AI searches your indexed documents and provides accurate answers with source citations.

Example questions:

  • "Can I install a fence in my backyard?"
  • "What are the pool hours?"
  • "Are short-term rentals allowed?"
  • "What's the architectural approval process?"

Image Review​

Board members and managers can attach JPEG, PNG, or GIF images in the AI Assistant and ask PorchQ to review what is visible. Use this for screenshots, photos of notices, or images of HOA-related material. Image answers are based on the attached image itself, so they may not include the same source citations as indexed document answers.

Meeting Notes Processing​

Upload board meeting notes and the AI will analyze them, identify key decisions, and suggest updates to your governing documents.

Communications Drafting​

Board members and managers can also use AI helper directly inside Communications when starting a resident conversation or replying to an existing thread. The helper drafts or improves the message body, places it into the composer, and leaves the send action under human control.

Getting Started​

The AI Assistant is the default landing page when you access your property in PorchQ. You'll find it at the top of your sidebar navigation.

Prerequisites: Upload Your Documents First​

Important

Before the AI can answer questions about your community's rules and policies, your governing documents must be uploaded. The AI searches your actual documents—it doesn't have general knowledge about HOA rules.

For Board Members/Managers:

  1. Go to Documents & Forms in your property sidebar
  2. Upload your CC&Rs, Bylaws, Rules & Regulations, and other policy documents
  3. Wait for documents to be indexed (usually a few minutes)
  4. Once indexed, the AI can answer questions about them

Using the AI Assistant​

  1. Navigate to any property
  2. You'll land on the AI Assistant automatically
  3. Type your question in the simple composer box
  4. Attach a document or image when you want the AI to review a specific file
  5. Use the toolbar below the composer to set mode, audience, tone, answer details, document context, or prompts
  6. The AI responds with helpful information, suggested next actions, or supported actions such as calendar updates

Role-Based Quick Prompts​

The AI Assistant shows different quick prompts based on your role:

For Board Members & Managers:

  • Draft a notice - Create resident communications
  • Meeting recap - Summarize meeting minutes
  • Document question - Ask about governing documents
  • Vendor help - Evaluate vendor options

For Residents:

  • Rules & policies - Ask about community rules
  • Payments - Questions about assessments and dues
  • Maintenance - How to submit requests
  • Amenities - Booking and amenity rules

Usage​

Some AI features are metered. When a published rate applies, usage is deducted from your PorchQ balance. Review usage and published rates in Usage & Billing.

Free PorchQ access remains available if paid services are paused.
